🏡 House Rules – Epic Escape Villa Thank you for choosing our home! To ensure a safe, enjoyable, and respectful stay for everyone, please read and agree to the following rules. These rules are fully supported by Airbnb and must be followed during your stay. Failure to comply may result in additional charges, cancellation of your reservation, or removal from the property without refund. ✅ General Rules Minimum Age Requirement: The primary guest must be at least 25 years old and must be present throughout the stay. Valid government-issued ID is required at check-in. Registered Guests Only: Only the guests included in your reservation are permitted on the property. No unregistered visitors or overnight guests without prior approval. Maximum Occupancy: The home accommodates up to 22 guests maximum (including children). Exceeding this limit will result in immediate cancellation. No Parties or Events: Absolutely no parties, gatherings, or events outside of Airbnb registrations of any kind are allowed. Airbnb’s Party and Events Policy applies. 🔇 Noise & Community Respect Quiet Hours: Quiet hours are strictly enforced between 10:00 PM and 8:00 AM. Please be mindful of neighbors at all times. Noise Monitoring: For your safety and community compliance, the property is equipped with outdoor noise monitoring devices. These do not record conversations but measure decibel levels. 🏊 Pool & Spa Use Hours: Pool and spa may only be used between 8:00 AM and 11:30PM. Children: Children must be supervised by an adult at all times. No lifeguard on duty. Any kind of floating or non floating device is used at your own risk regardless of its origin. Safety: No glass containers near the pool/spa. Running, diving, or unsafe behavior is not permitted. Its your responsibility to secure pool fence throughout your stay. Spa Heating:Tampering with heating equipment and their accessories may result in termination of stay and assume full responsibilty for any damages to the equipment. Hacking into the controll system is tampering of equipment. Pool and Spa heating is optional and billed daily to cover energy use. Cannot be used for less than two consequitive days. Pool heat is maintained between 88-90 degrees. Pool heat cycles off at 11:30pm and turns on at 8 am. Spa Use: Spa heat is on from 5;30 pm to 11:30 pm unless specifically requested otherwise. The spa cycles on and off every hour to to reduce risk of prolonged temp at 99–100°F degrees — this is normal for your safety. Don’t worry you will still enjoy steady warm water during your soak. Jan–Feb: $70day Mar–May: $47/day Jun–Sep: $35/day Oct–Dec: $57/day Note: In summer(June, July and August), most guests choose spa heat only (available at a reduced rate when outdoor temps are above 88°F). ⏰ Check-In & Check-Out Check-In: After 4:00 PM (unless otherwise arranged). Check-Out: By 10:00 AM sharp. Late check-outs may incur substantial fees. Early Check-In / Late Check-Out: Must be pre-approved and may involve additional charges. 🚭 Smoking, Pets & Substances No Smoking or Vaping: Smoking/vaping is not permitted inside the house. Designated outdoor areas may be used. Evidence of smoking indoors will result in a deep-cleaning fee. No Pets: Unless prior arrangements are made, pets are not permitted. Illegal Substances: The use of illegal drugs or activities is strictly prohibited. 🛡️ Safety & Liability Security Cameras: Exterior cameras on front door and over the pool heating system are installed for property and guest safety. There are NO cameras indoor or private pool area.Tampering is strictly prohibited. Child Safety: This property is not baby-proofed. Guests with infants/young children must bring their own safety equipment and supervise at all times. High chair, stroller and portable crib are available upon request. Guest Responsibility: Guests are responsible for any damage caused during their stay. Assumption of Risk: By booking, guests acknowledge that use of the pool, spa, stairs, and all property facilities is at their own risk. The host is not liable for accidents, injuries, or lost personal items during or after your stay. 🧹 Housekeeping & Care Cleanliness: Please treat the property with respect. Excessive mess may result in an additional cleaning fee. Garbage: Dispose of all trash in designated bins and follow recycling guidelines where provided. 🗑️ Trash Disposal Policy Trash containers are located in three main areas: *Outside by the pool area *Upstairs inside the home *By the kitchen area All indoor trash bins are lined with bags, and we’ve provided a few extra liners for the kitchen bin, which should be the main trash container used during your stay. Important: Trash must be bagged before being placed in the outdoor garbage pails. Absolutely no loose trash is allowed in the exterior bins to maintain cleanliness and avoid pest issues: A mandatory $75 fee will be charged for any trash thrown directly into the outdoor pails without a bag, even if it’s just one item or one bag’s worth of unbagged waste. This policy is non-negotiable and strictly enforced. We appreciate your help in keeping the property clean and sanitary for yourself and all guests. Appliances & Furniture: Do not move or tamper with large appliances, furniture, or electronics. Wi-Fi Usage Internet Access: Wi-Fi is provided for your convenience. Please refrain from illegal downloads or activities. Prohibited Activities Illegal Activities: Engaging in illegal activities on the property is strictly forbidden and will result in immediate termination of the stay without refund. Safety No Open Flames: Candles, incense, and other open flames are not permitted inside the property. You are responsible for maitaining a closed pool fence throughout your stay. Grill Use: The Grill is free to use - even the gas is free but be sure to leave it clean after each use. If using the outdoor grill, ensure it is turned off and gas is also turned off after use. Parking Designated Parking: Please use the assigned parking spaces. Do not park on the lawn or block neighboring driveways. You ma be permitted to park on the street infront of your drive way. Keep the pavement clear. Early Check-In & Late Checkout — VIP Upgrade Need more time to unwind? We offer exclusive early check-in and late checkout upgrades based on availability the day before or after your stay. Up to 3 hrs: $50 4–6 hrs: $100 Reserve in advance to guarantee availability — offered only when the calendar permits and is only available to incoming guest 1 to 2 days before check-in. All Guests Must Be Registered: Every guest must be included in the reservation. Full names and contact information are required for all individuals staying on the property. No more than 22 guests are allowed on the property without prior written approval from the host. Authorization to Enter for Complaint Resolution: If you report a complaint or issue to Airbnb or directly to us, you authorize us (or our team) to access the property to inspect, repair, or resolve the issue to meet the expected standards. Local Guests Must Contact Host Before Booking: Guests who reside locally must contact the host for approval prior to booking. Unapproved local reservations are subject to cancellation. Strict Checkout Policy and Overage Fees: Checkout time is firm. If a guest remains on the property more than 30 minutes past checkout, a $50 fee will be charged. Any stay beyond 30 minutes will result in a charge for an additional night. If a guest holds the property for 2 or more hours past checkout, an additional day will be charged as a penalty—this does NOT grant possession of the property for another night, but compensates for the disruption to incoming guests and cleaning arrangements. ⚠️ Enforcement Violations of these rules may result in: Additional charges for damages, cleaning, or violations Immediate cancellation of reservation without refund Removal from the property with...

Guests have access to all part of the house and backyard with the pool and spa area. Five cars are allowed; up to two on the driveway and 3 on the road. Guess have free unlimited access to the clubhouse.
